THE VALUE OF A HOME INSPECTION:
What is a home inspection?
  • A home inspection is a non-destructive (A phrase describing a method of examining the interior of a component whereby no damage is done to the component itself.), visual examination of the physical structure and major systems of a home.

Why do I need a home inspection?
  • The purchase of a home is probably the largest single investment you will ever make. You should know what to expect, both indoors and out in terms of repair and maintenance .

  • A fresh coat of paint could be hiding serious structural problems. Water marks in areas throughout the home could indicate a chronic seepage problem or may simply be the result of a single incident.

  • The home inspector interprets these and other clues, and he presents his professional opinion as to the condition of the property before you buy, so you can avoid unpleasant surprises afterwards.

  • Of course, a home inspection will also point out the positive aspects of a home, as well as the type of maintenance that will be necessary to keep it in good shape.

  • After the inspection you will have a much clearer understanding of what it is you are about to purchase, and you will be able to make your decision confidently.

What does a home inspection include?
  • A visual examination of the house from top to bottom. The inspector will examine the heating and air conditioning system, the interior, plumbing and electrical systems, the roof and visible insulation, walls, ceilings, floors, windows and doors, the foundation and visible structure.

Can I do it myself?
  •  In general, even the most experienced homeowner lacks the knowledge and expertise of a professional home inspector.

  • Ainspector is equally familiar with all the elements of home construction and with the proper installation, maintenance and interrelationship of those elements.

  • Above all, most buyers find it very difficult to remain completely objective and unemotional about the house they really want, and this may lead to a poor assessment.

  • Even if you have the knowledge, will the home seller allow you to spend hours opening closets and going into the attic/crawl spaces?

What will a home inspection cost?
  • The inspection fee will vary depending upon the size of the house, particular features of the house, age, special structures, etc.

  • However, the cost should not be a factor in the decision whether or not to have a home inspection.

  • You might save many times the cost of the inspection if you are able to negotiate the repairs of significant problems revealed by the inspector.

Can a house "fail" the inspection?
  • No. A professional home inspection is simply an examination into the current condition of your prospective home and is neither an appraisal nor a Municipal Code inspection.

  • A home inspector will not pass or fail a house, but will simply describe its condition and indicate which items will be in need of immediate or near future repair or replacement.

 

CHOOSING YOUR HOME INSPECTOR:

Should I look for a licensed inspector?
  • Absolutely. The State of Indiana requiers all home inspectors to be licensed and insured.

      • A member in good standing of International Association of Certified Home Inspectors.
      • A member in good standing of National Society of Home Inspectors.
 WHAT TO EXPECT DURING AN INSPECTION:
Should I attend the home inspection?
  • We highly encourages your presence at the inspection so that we can review the findings with you during and at the end of the inspection.

  • It will also be the perfect opportunity for you to learn where all the importand components, shut off valves (Water, Gas), electical panels, water heater, HVAC units, drain clean outs, and many more are located. ( During an emergency is the wrong time to learn.)

  • If you are unable to be present for the entire inspection, we recommend that you arrive between the middle and the end of the inspection to review the report and we can point out some of the important features of the home.

How long will it take to evaluate my property?
  • Buyers, beware if an inspector promotes performing your inspection in 1 to 1-1/2 hours. The home inspection process is not an area that you want to rush through!

  • The length of the inspection should not be important if the end result is thoroughness!

  • Our typical inspection will take 2 to 4 hours; however, we can provide you with an estimated time frame based on the particulars of the property to be inspected.

WHAT ABOUT AFTER THE INSPECTION:
When will I receive the report?
  • CAPITOL HOME INSPECTIONS will provide you with a final and complete report within 24 hours of the inspection.

  • You will receive a PDF via email early the following morning of the inspection at the lattest (Most times within the same day of the inspection) so you can have the time to review the report and prepare your questions before we meet. Your hard copy will be delivered at the prearranged time and place agreed. Your report can be delivered in a hard paper copy, a CD, or both if you wish.

  • You can also save your PDF copy to email and/or share with your agent, or who ever you wish. Your agent will have more experience understanding home inspection reports, so we always suggest you share it with your agent for advice.

Can I call you after the final consultation for other questions I may have?
  • Yes. It is our policy to continue providing FREE telephone and email consultation about the inspection until you are fully satisfied.
